Bruntwood pledge £4.2m to redevelop Bootle office building

Bruntwood has acquired St Hugh's House, Stanley Road in Bootle Town Centre. The 50,000sqft office building, with onsite parking, will undergo a complete refurbishment, with work to start in January. Bruntwood's purchase represents further significant investment for Sefton, and in particular Bootle.

Colin Forshaw, sales and development surveyor at Bruntwood, is justifiably pleased that Bruntwood have acquired St Hugh’s. He said: “This is the seventh office building to be added to Bruntwood’s Liverpool portfolio, and the second in the Sefton area, after purchasing Burlington House more than 15 years ago. We are committed to investing in Liverpool as a whole, and not just the City Centre, so we have no reservations about investing a total of £4.25 million in Bootle.

“St Hugh’s will further broaden our product offering and will allow us to provide space for a wider range of businesses, expansion to existing customers and those occupiers looking for high quality great value space. We aim to attract private sector businesses to the Bootle area.”

Bruntwood will also provide the high level of customer service that’s consistent with all the buildings within its portfolio.

Sefton Council is confident that Bruntwood’s investment will have a positive impact on the area. Alan Moore, Deputy Chief Executive of Sefton Council, said: “Sefton are delighted that Bruntwood are the new owners of St Hugh’s House and we are giving them full support of their latest acquisition. We look forward to seeing the refurbishment scheme commence in the New Year and working with them again in the future."

“The office quarter has been in need of improvement, modernisation and investment and Bruntwood will play a major part in the process of transforming the office quarter, which has already got off to a good start with the recently completed refurbishment of Magdalen House.”

Knight Frank advised Bruntwood and GVA Grimley acted on behalf of the vendors Horseview.

David Porter, partner at Knight Frank, said: "Bruntwood’s acquisition of St Hugh's House is in response to a good demand for office space in the Sefton area and Bruntwood will bring a new offer to the town centre in the form of quality, refurbished office accommodation, available in small suites, and a service ethic that rivals hotels never mind other property owners.”

The acquisition was made on 29 November 2006 and the refurbished offices, which will range from 1000sq.ft to 7,500sqft across one floor, are anticipated to be available from late Spring/early Summer 2007.
