Bruntwood bought No 1 Portland Street in the year 2000 for £5.5 million. The building was formerly inhabited by a single occupier BT who vacated in 2004. We then embarked upon an extensive £5 million refurbishment that saw the building transformed from a dated 60s/70s building to a modern predominantly glass building breathing new life into the area. The refurbishment was completed in July of 2005.
Since the completion of the building we have let an impressive 85% of the space and raised the rent from around £10.80 psf before we bought the building to headline rentals of £21.50 psf after the refurbishment.
Our first letting was to The Portuguese Consulate who took 4,500 ft2 within the building. We have also let space to 14 further occupiers. Our flexibility in moving customers within the portfolio has also been a great benefit to Rennnie Evans, current customers in Portland Buildings who are now relocating to the building.
In addition to the success in letting the office space we have also been quick to secure 3 great quality retailers in the building. Tesco Metro, Costa Coffee and Dianesse. Providing a great benefit to customers within the building and lifting the profile of the building as a whole.
We now only have 9,000ft2 to let but have had no shortage of viewings at the building. The range of suites on offer and the high quality specifications make the building an attractive option to a range of prospective occupiers.
The Portuguese Consulate and E Offices were some of the first customers to move into the building and have been impressed by both the Bruntwood service and the building itself.
