A Review Of 2008
2008 was a strong year for Bruntwood. Our headlines include:
• We developed 680,000 sq ft of office space across all our markets and invested £48m bringing new space to market and maintaining and enhancing our existing buildings in Manchester, Liverpool, Leeds and Birmingham.
• Acquired 3 new office properties totalling 350,000 sq ft.
• We attracted 136 new customers into 532,000 sq ft office space, 30,000 sq ft retail space and 864 serviced space desks.
• We helped expand and contract 50 existing customers in line with their business needs and within the terms of their lease.
• Completed our £1.3m public realm project in Manchester’s city centre and created New York Street. This work contributed to us letting 66,000 sq ft office space on the street, 33,000 sq ft of which was pre-let.
• Launched our own waste-recycling project and secured 85% participation amongst our customers, in a scheme that aims to recycle 65% of the waste generated in our buildings by September 2009.
• Launched ‘Eco-Cities’, a £650,000 climate adaption study with the university of Manchester and continued our portfolio wide installation of smart meters which will help identify wasteful energy consumption and ultimately help our customers save money.
2009 Overview
We enter 2009 with a strong variety of product available across our portfolio and continue to focus on delivering high quality, cost effective, office space across the north of England, all delivered with the levels of flexibility and service our customers have come to expect. Availability and deals this year include:
Greater Manchester
• We’re currently in the process of developing 8 buildings that sit as part of our total 800,000 sq ft availability within Greater Manchester. With offices from as little as one desk to 90,000 sq ft already our product range has allowed us to successfully secure 43 deals totalling 116,892 sq ft this year.
Liverpool
• Within the Merseyside region we continue to offer SME’s commercial property choice across 11 office buildings in a variety of architectural styles. With 180,000 sq ft of offices available, in sizes from 190 to 50,000 sq ft, we have already secured 9 deals totalling 7,197 sq ft this year.
Leeds
• With 3 of our 4 Leeds’ buildings fully let, our focus is on letting 14 King Street in the city centre. Now practically complete and ready to occupy, 14 King Street 37,000 sq ft of high specification space available from 355 sq ft.
Birmingham
• Our complete redevelopment of the recently acquired McLaren Building is well underway. Comprising 115,000 sq.ft of office space, McLaren is currently 50% occupied, and with two floors now ready to occupy, the building will comprise 20 floors of high specification offices, with space to let from 1,500 to 45,000 sq ft.
