1 New York Street
Manchester
M2 3AZ
Due for completion in March 2009, 1 New York Street will be our first brand new building in Manchester city centre. The design you see comes courtesy of a toughly contested competition that saw several leading architectural practices design a BREEAM excellent building within our budget of £25m. Upon completion, the building will offer some of the city’s highest specification office space, providing 100,000 sq.ft over 12 floors, alongside ground floor reception and retail.
Office space available from 8,000 sq.ft to 90,000 sq.ft
The Exchange and 1 New York Street, which sit next to each other, are home to a series of secret tunnels. Constructed at a cost of £4m in the 1950’s at the height of the cold war they are more than 30m below ground and were designed to ensure the city’s communications were protected in the event of an attack. The tunnels were removed from the official secrecy list in 1968 and nowadays they are still utilised as a useful way of distributing communication networks throughout the city centre.
Here is a typical floor plan at the building. Depending on your needs we can split this into several smaller suites. Let us know how you would like your office to be laid out and we can make it happen.
Make the most of the building’s great location with this guide to all the best local amenities – taken from those who know best, our staff and customers.

To date, no other speculative building in Manchester city centre has achieved such a strong environmental rating. We are using a variety of techniques and innovative technologies to help achieve this and the combination of stainless steel panels and high performance glazed units in a random pattern will help significantly reduce heat gain. 1 New York Street will set a new standard for offices in Manchester and mark the completion of a 5-year regeneration programme, by anchoring the gateway into New York Street.
