Office space

Sometimes known as 'conventional' office space, this involves signing up for a contract to rent an office for a specific time period, which dependent on the property, can be anything from six months up to 25 years or more. This lease can be for a full building, a floor within a building or a small office suite that takes up only part of a floor.

With a leased office space you have the security of knowing that you have a stable base for the length of the lease. Your rent is normally charged as an amount per sq ft, which is dependent on the quality and location of the individual building. You will also be charged an additional service charge which covers the cost of any communal items shared by all the building occupants, such as buildings insurance, lifts, reception operation, ongoing building maintenance etc.

With conventional office space, your premises is usually an empty space for you to fit-out with your own furniture and fittings, allowing you to bespoke your office space to suit your requirements. Services, such as electricity and air-conditioning, are already installed, and your utilities are billed to you as you use them.

On longer-term leases, there will normally be a review of the rent you pay at agreed intervals during the course of the lease. There will also be break points agreed, which are dates when either you or the landlord can choose to end the lease early. Both rent reviews and lease-breaks would be negotiated as part of your deal with us, but one of the key advantages of choosing Bruntwood as your property provider is that we don't tie you down to one specific premises – if your requirements change and you need more space we are more than happy to move you to another property within our portfolio with a simple change to your existing lease.

Serviced offices

Serviced offices are ideal if you want to move in and get up and running quickly with minimum overheads and set-up costs. They are ideal for companies that are just starting up, or want to have flexible space to accommodate them as they grow, or even for organisations that have a temporary need for extra space for a particular time period or project.

Your serviced office space comes fully-equipped with furniture, telephone and internet services in place so you can literally walk-in and start work from the word go. They are supported by a highly professional front of house team who can welcome your visitors and answer incoming calls, as well as providing additional administrative support services if required.  All our buildings with serviced offices also have bookable meeting rooms available at discounted rates, so you only need to pay for meeting room space as and when you need it.

Unlike our other offices, serviced offices run on a licence rather than a lease basis. This makes the contractual arrangements really straightforward and also makes them much more suitable for short-term use, with licences available for as little as one desk for one month. Your licence fee includes all your premises costs, including utilities and rates and the only additional charges are for landline telephone calls and any other services that you choose to take advantage of, such as meeting rooms or secretarial support.

Virtual offices

Some organisations don't actually need a physical office presence, but still want to have a professional business address and additional administrative services such as post-handling and phone answering. This is where a virtual office comes in.

Your mail and incoming calls are all handled by our highly professional front of house teams, and are forwarded to you according to your specifications. You can also take advantage of our meeting room services if you want to hold client meetings in professional surroundings.

Known as ‘Red Rooms’, our portfolio of meeting spaces are located in a number of our properties throughout Manchester, Liverpool, Leeds, Birmingham and Cheshire.

Available to hire from one hour upwards, Red Rooms offer affordable, flexible pricing, a warm welcome and great service from the minute you arrive.  There’s a range of venues accommodating from two to 200 delegates, with a variety of architectural styles from a classic period property to a contemporary purpose-built meeting room.

All of our Red Rooms come with no hidden costs, complimentary refreshments, free Wifi and the latest AV equipment as standard meaning that you’ll know the price we quote is the price you pay.  We are also able to source fresh local food should your delegates or colleagues require breakfast, lunch or dinner.

From corporate away-days in the countryside to one-to-one meetings in the city centre, there’s a Red Rooms venue to suit your needs.

Having a virtual office with Bruntwood helped us to get going before we hit the market. We had a presence in the city with an address and telephone number and meeting rooms if we needed them. When we were ready to make the transition to a serviced office we looked at all the ones in the city centre, but Bruntwood were by far the most responsive.
